Expensive Renovation Mistakes to Avoid

Written by creatingyourspace on . Posted in Remodeling

Selling your home and getting a return on investment can be a challenging task.  Many factors go into how quickly and how efficiently your home sells.  You will need to tailor your home to the market to assure the property will sell.  With some renovation projects ahead of you, it is vital to avoid as many costly mistakes as possible.  Fortunately, with proper preparation, you can avoid some of these common renovation mistakes.  Here is everything you need to be aware of going into this project:

Personalize

Renovating your home to be tailored to a broad, general audience is critical. Too often, homeowners are too attached to their homes.  Personalizing your home is great but not optimum for reselling.  Go with neutral colors in your home. Your bold colored walls may look great to you but may not appeal to others.  Home buyers are deterred from purchasing homes they need to invest in right away. Keeping everything neutral will make a home “move-in-ready” for a much larger audience.

Expecting a Return on Investment

Your home’s value is strongly influenced by the neighborhood’s homes’ value.  While some aesthetic projects may look great, do not expect a substantial return on investment.  Invest in everything essential in your homes sale such as electrical and plumbing before aesthetics.  Avoid “overly” improving your home. Substantial investments do not always equal large returns.

Not Accounting for The Unexpected

Start with creating a budget.  Know the price you plan on listing your home.  Any project can open up unexpected issues.  Account for at least an extra ten percent for the unexpected.  Contractors are a safe way to go to ensure everything is done efficiently, but be wary of going with the “cheapest” contractor.  You do not want to find yourself hiring another contractor to fix your prior one’s work.  Find good reviews or recommendations before hire.

As daunting as some of these tasks may seem, with proper awareness of common costly expenses, you can avoid these unwanted mistakes.  To avoid over-optimism, do not expect to sell your house in a week, especially if you have a lot of renovations to finish.  Remember that most buyers do not want to purchase a home with a ton of unfinished projects.  Prioritize, budget, and conquer. Best wishes!

Five Ways to Use Coral in Your Design

Written by on . Posted in Colors

With Pantone’s recent announcement of 2019’s Color of The Year, what better time than now to focus on how to incorporate coral into your home’s design. Coral is a warm and summery shade that instantly brightens a room, and though often viewed as a seasonal shade, when used correctly, it can complement your home’s design scheme. If you ready to do something unique with your decor, we are going to show you five simple ways you can use this hue in your interior. Let’s take a look!

Window Treatments

What better way to add a warm touch to a bedroom than with coral colored drapes? You can even select coral window treatments with a decorative pattern for a chic look.

Walls

You may have never imagined using such a bold color on your walls, but when you balance it out with complementary colors and the right shade of white, you can pull off coral walls without it feeling overwhelmed by the shade. But if you are not ready to paint the entire room Coral, you can try creating a coral-inspired accent wall. Incorporate a few accessories or pieces of furniture in the color to harmonize the look further.

Child’s Bedroom

Of course, a little girl’s Bedroom is not complete without touches of pink. Try something different by incorporating Coral as the main color. You can even feature a large Coral colored dresser or headboard for a real “pop.” You can also include accents of coral in the bedding, lampshades and other accessories to complete the look.

The Bathroom

If you are giving your bathroom a makeover, consider adding coral to the design scheme in a bold way. Drenching the exterior of your bathtub in dark pink will definitely make a bold statement and add some old world charm. Use other soft colors like orchid and a muted yellow to complement your coral colored bathtub.

Unexpected Accent

In a room full of neutrals or a space that uses a specific color scheme, adding a pop of coral in as an accent will make this beautiful color stand out from the rest of the decor. For example, you could use coral draperies that feature bold geometric patterns to accent your room’s focal point: the window.

If you have yet to read about Pantone’s 2019 Color of The Year: Living Coral, we encourage you to do so. Living Coral has many design benefits, and it is said to be the most popular color in the industry this year.

What are your thoughts on Coral? Do you love it or hate it? We want to hear your thoughts below in the comment section.

What Does Waterproofing a Shower Mean?

Written by creatingyourspace on . Posted in Kitchen and Bath

For many, the thought of waterproofing a shower sounds a bit strange; however, if you plan on installing a new shower in your bathroom, waterproofing can be one of the most important steps, especially when using tile. If you are new to the concept, it is okay! We will give you an inside look at why waterproofing your shower is so important. Let’s take a look!

Why Waterproofing is Important

So, why exactly is waterproofing your shower so important? Waterproofing ensures that you create a watertight seal around the shower area, which provides protection from water seeping down into the floorboards or the small crevices around the wall. When water gets into the floorboards or small areas, it can result in molding and even structural damage.

What many homeowners do not realize is that elements used in constructing showers such as cement backboards, mortar, grout, and sealers are not waterproofed. In fact, cement backboards and backer boards will only provide limited stability in these wet areas.

Drawbacks of Not Waterproofing

When your shower is not properly waterproofed, it can be detrimental to your bathroom. One of the most common mistakes when constructing and waterproofing a shower is a failed shower pan. When a shower pan is not doing its job, you can expect water to get trapped below the tile level.  In essence, the tile may never truly dry up. A failed shower pan can cause water to start buckling the walls behind the tile. Eventually, mold lines will begin to appear in the area where the wall and floor merges. A significant sign that your shower pan is not functioning correctly is when Efflorescence starts to form. Efflorescence is a chalky, white residue that grows out of the grout.

When moisture gets trapped, mold begins to breed. Mold can be harmful to one’s health. Not to mention, insects and termites are also attracted to the moisture. They slowly eat away at the structure causing thousands of dollars in damage to your home.
